CBRE Recognized with 2009 BOMA Earth Award for its Achievements in Sustainable Property Management in NJ

SADDLE BROOK, N.J. - CB Richard Ellis, New Jersey's largest commercial real estate brokerage firm, is pleased to announce that it has been selected to receive the 2009 Building Owners and Managers (BOMA) Earth Award in recognition for its excellence in environmentally sound office management at 600 Alexander Park in Princeton, New Jersey. CBRE's Gina Albert, real estate manager, will be receiving this prestigious award for her achievements in successfully implementing a sustainability property management program at this facility, which is also ENERGY STAR rated.

"We are honored to be selected to receive this prestigious BOMA Earth Award in recognition for our excellence in environmentally sound office management and we are proud of our accomplishments in sustainability at this facility."

Now in its third year, BOMA's annual Earth Award honors building management teams that have preserved and enhanced the internal and external environment through the creation and implementation of "green" programs that make environmental considerations in order to conserve the earth's natural resources. To be eligible for this award, the building must have at least 50 percent of its space designated as office and recipients are selected for excellence in the following three areas of sustainability: how well a building's management team handles hazardous waste and environmental risks; the implementation of government programs, indoor air quality (IAQ) and the use of green purchasing practices; and, the impact and success of established emergency response, recycling water and energy conservation programs that have been implemented in the building.

Beginning in 2001, Ms. Albert has assisted in the property management of 600 Alexander Park, a three-story, 141,176-square-foot Class-A office building that received an Energy Star label for energy efficiency in 2007 and 2008. Built in 1999, 600 Alexander Park is conveniently located just off of Route One, adjacent to the Princeton Junction train station, in the heart of the Princeton office market. Amenities at this facility include a two-story atrium, on-site café with outdoor seating, a walk-through courtyard leading to a lake and access to the area's shopping, restaurants and lodging, such as the nearby Hyatt Hotel.

Under Ms. Albert's leadership, CBRE has implemented the following sustainable office management initiatives at 600 Alexander Park: periodic reviews and constant tracking of energy use patterns to determine and correct energy inefficiencies; daily engineering staff walkthroughs of vacant spaces to ensure only emergency lighting is illuminated and HVAC is appropriately programmed for vacancy; examinations of BMS settings in order to ensure the building automation reflects actual needs of the tenants; changing the start up times of HVAC units based on fifteen minute increments to stagger demand and cut back on peak usage of electricity; the installation of a timer on the domestic hot water heater to be able to shut it down twelve hours per day or from 6pm - 6am Monday through Sunday; a review of common area lighting schedules, which allow for the elimination of "on" periods during relatively unoccupied weekend hours; and, the examination of time clocks, which are checked every two weeks to make sure the time is set correctly and that building systems and lighting come on and off at the right time.

CBRE has instituted a wide range of sustainability programs across the U.S., including the establishment of the Green Knights, a nationwide team of sustainability advocates within the Company's Asset Services team, which has more than 100 participants. Additionally, nearly 250 CBRE professionals have received formal LEED (Leadership in Energy and Environmental Design) accreditation, indicating their leadership in the U.S. Green Building Council's LEED program, the nationally accepted benchmark for the design, construction and operation of high performance green buildings. More than 5,500 CBRE professionals have attended BOMA BEEP (Building Owners and Managers Association's Energy Efficiency Program), a comprehensive training for overall energy and sustainability.
