To paraphrase a section of editorial provided by George R. Lohnes, UGL Unicco: Building operations - specifically green cleaning and maintenance - is an area that while not necessarily energy intensive uses a number of chemicals that have tremendous environmental impact. Traditional cleaning chemicals are generally petroleum based, which makes their use and disposal problematic and the environmental costs high. These also emit volatile organic compounds (VOCs), which can impact air quality as well as affect the health of both cleaning staff and building occupants.
Facility managers and building services contractors (as well as employees / building occupants) need to be up-to-speed regarding current green cleaning techniques and best-practices. This entails the usage of environmentally friendly products, as well as updated operational procedures concerning proper storage, dispensing and usage of sustainable cleaning chemicals. Be sure to look for the November 2008 print edition of Sustainable Facility, where we'll address green cleaning and maintenance with editorial including a focus on the EPA's Region 8 Headquarters in Denver.
Until next time,
Joe Mayton Editor

Green Cleaning Starts at the Front Door
 by Robert Kravitz
One notable green cleaning system does not involve cleaning at all. According to Scot Case, vice president of TerraChoice Environmental Marketing and EcoLogo, any steps taken that can reduce the use of cleaning chemicals and products, green or conventional, is a component of green cleaning. The best way to accomplish this involves "source reduction" strategies; implementing practices and procedures that keep soils and contaminants outside before they can harm the indoor environment. According to Case, this includes exterior maintenance: keeping sidewalks, parking lots, entries and other areas surrounding a facility clean. "Occupants walking through these
areas can bring in outdoor soil and contaminants," Case says. "Keeping these areas clean and well maintained is key to a healthy indoor environment." more
To Improve IAQ Fast, Look No Further than Your Feet by Stephen Lewis
Proactive maintenance of a facility's carpet and textiles is essential to achieve the highest quality indoor air. Facility managers who use an environmentally preferable maintenance program-a green cleaning regime-take an additional step toward sustainability. Harsh cleaning chemicals and neglected maintenance can sabotage green efforts.
Where can you find the single largest air filter in most commercial buildings? Here's a hint: don't check the ducts. It's the carpet beneath your feet; a mammoth air filter that needs attention to remain effective. Proactive maintenance of a facility's carpet and textiles is essential to achieve the highest quality indoor air. With a proactive maintenance system, allergens trapped in the carpet and textile fibers are removed before they can be reintroduced in the air. Facility managers who use an environmentally preferable maintenance program-a green cleaning regime-take an additional step towards sustainability.
