Welcome to the Targeted Sustainable Facility eNews: Energy - Efficient Exteriors and Roofing

The exterior of a building -- including the foundation, walls, windows and roof -- is often mhucal_4creferred to as the shell or envelope. Not only does this exterior envelope separate the inside from the outside, it can function as a durable air and moisture barrier, providing potential energy savings and improving indoor air quality and internal climate. And of course, it needs to look good!  

With an endless array of green materials used to clad a building, facility managers face a unique challenge to understand the operations and maintenance of each, from preservation to restoration. Look for ways to extend the lifecycle of building envelope products, and be sure to maintain the integrity of your building facade, roof and windows to ensure these components perform as well as they should. For example, check with the architect or product manufacturer to find out how to properly (and sustainably) clean your wall or window system, care for the garden roof, or re-coat or replace an envelope product when necessary. Maximizing efficiency and appearance may even improve the value of your property.   

As noted by the U.S. Department of Energy, "with existing facilities, facility managers have much less opportunity to change most envelope components." But there are plenty of steps you can take to ensure your building's sustainable success. IFMA Joins Group to Advise Department of Energy on High-Performance Green Building
Houston - The International Facility Management Association announced it has joined the High-Performance Commercial Green Building Partnership, a consortium of leading organizations from the building community that seeks to provide guidance and technical expertise on sustainability issues to the Department of Energy's Building Technologies Program.

The partnership was formed by the American Society of Heating, Refrigerating and Air Conditioning Engineers, along with a steering committee of nine other leading organizations, in response to a DOE request for consortia to advise the department on high-performance building issues. IFMA will serve as an advisory member in the group, where it will represent building owners and operators from the public and private sectors. more...

Kalzip Façade Meets Environmental Design Needs of Community College  
Olympia, Wash. - The new Natural Sciences Building at South Puget Sound Community College, Olympia, Wash., features 6,592 square feet of Kalzip TF800R on its exterior walls and color-matched extruded aluminum flashings. The 52,000-square-foot three-story structure, which is targeting LEED Gold certification, was designed to complement an existing science lab and classroom building on the western edge of the campus. The Kalzip 0.040 gauge aluminum décor helped fulfill both aesthetic and functional needs of the project that was completed in October 2008 by the Miller Hull Partnership. In early October of last year, Congress/former President Bush signed the Energy Improvement and Extension Act of 2008, virtually ensuring the continued health of the solar roofing industry through 2016. Solar-powered roofs qualify for a 30-percent federal tax credit (directly reducing the property owner's federal tax bill) as well as a five-year accelerated depreciation.

The Breakout Façade

A structural multi-tasker, the building envelope is required to perform a host of functions. It provides structural integrity, moisture control, insulation and, of course, serves as the aesthetic "face" of the building. Modern wall design has moved toward consolidating multiple functions into as few layers as HD-Image-2possible. The curtain-wall configuration may be the culmination of this progression with a single layer of materials intended to execute the wide breadth of functions.

This consolidation of multiple functions into a single layer often requires making trade-offs between material performance and design flexibility by requiring a layer to act as a jack-of-all-trades and master of none, as the adage goes. Architects may have to rely on materials to accomplish more than they were designed to do, which may lead to a compromise in the original design intent or in the long-term performance of the building itself, including mold problems and the associated health risks. more...

All-In-One Backup Panel
Moon Township, Pa. - invelope, an all-in-one insulated composite backup panel (ICBP), has been Rev_Brick-Cutaway(300)created for use with masonry and brick exteriors. Engineered Architectural Wall System
Indianapolis - Envelope 2000 is a composite panel for exterior use made by laminating an aluminum skin columbian_05to a substrate of thermoset phenolic resin. A second aluminum skin is added as a backer and provides thermal stability and panel balance. This system is designed for use as exterior cladding on walls, canopies, fascias and accent bands. The company reports Envelope 2000 is also ideal for other applications where a high-end look is desired. Similar to Panel 20, Envelope 2000 is impact resistant, water resistant and provides ultimate smoothness in a wide variety of finishes. Siding from Recycled Paper/Wood
Puyallup, Wash. - KlipTech's EcoClad is a new exterior cladding product for residential and commercial Klip-Tech-sidingapplications made from post-consumer recycled paper/wood fiber and bamboo fiber. Comprised of a patent-pending 50/50 blend of Forest Stewardship Council-certified post-consumer recycled paper and wood fiber, as well as bamboo fiber, and bound together by a 100-percent water-based co-polymer resin, EcoClad is VOC- and benzene-free, the company reports. The product can be custom color matched but is also offered in 10 stock wood grains and five stock matte colors. High-Performance Coatings Combined With New Float Glass Color
Guardian-CrystalGrayAuburn Hills, Mich. - SunGuard advanced architectural glass by Guardian Industries now offers architects and designers five new performance and appearance glass options by combining its Guardian CrystalGray float glass with the latest SunGuard coatings. According to the company, SunGuard CrystalGray is designed to achieve a more neutral appearance than with typical gray and blue tinted float glass, reduce outdoor reflectance and glare, and lower the solar heat gain coefficient by 20 percent compared to coatings on clear glass. www.sunguardglass.com.
